Pharmacy specialists · South Melbourne

Five divisions. One team looking after everything financial.

Accounting, lending, wealth, property and business advisory — under one roof, for one client. We know pharmacy better than anyone, and we look after plenty of businesses and families beyond it.

The divisions

Five businesses that actually talk to each other.

Each division stands on its own and can be engaged on its own. Together they mean nobody hands you off, nothing falls between advisers, and you never explain your situation twice.

01 — Division

Accounting & Tax

Led by Paul Hedley

Compliance done properly, structuring done early. Forty years of business tax work applied to the mechanics of your business — and to the capital gains position sitting underneath it.

  • Entity & group structuring
  • Tax planning before year end
  • BAS, payroll & obligations
  • Capital gains strategy
  • Succession & family transfer
02 — Division

Mortgage & Commercial Finance

Led by Blake Hedley · via LMG

Business lending, commercial property, fit-outs, refinances and your own home loan — sourced from a panel of 60+ banks and lenders by a broker who has already seen the numbers the bank is about to ask for.

  • Business & goodwill lending
  • Commercial property finance
  • Fit-out & equipment funding
  • Refinance & restructure
  • Residential & SMSF lending
03 — Division

Hedley Capital — Wealth

Licensed under AFSL 499010

Personal wealth is where the business is ultimately going. Super, investments, insurance and retirement income planned with full knowledge of your entity, your debt and your intended exit.

  • Wealth & retirement strategy
  • Superannuation & SMSF
  • Investment portfolios
  • Personal & income insurance
  • Key person and buy/sell cover
04 — Division

Property — Sales, Leasing & Management

Residential & commercial

The site you trade from and the assets you build around it. Evidence-based sales and auction, leasing, and a property management division running substantial portfolios with full compliance.

  • Premises acquisition & lease negotiation
  • Sales, auction & evidence-based pricing
  • Residential property management
  • Investment portfolio strategy
  • AML/CTF & minimum standards compliance
05 — Division

Business Advisory & Valuations

Healthcare sector specialty

Valuations, benchmarking, due diligence and transaction support. When a sale or acquisition is the right answer we can manage that too — with the accounting and finance already in hand.

  • Business valuation & benchmarking
  • Financial due diligence
  • Sale readiness & data packs
  • Succession planning
  • Business sales & acquisitions

Engage one, or engage all five. Most clients start with a single need — a loan, a tax question, a property decision — and add divisions as they see the value. There is no bundle, no lock-in, and we are happy to work alongside advisers you already have.

Who we look after

Pharmacy is our specialty. It isn't our only door.

We go deepest in community pharmacy — it is where our advisory, lending and valuation experience is strongest. The same integrated model works just as well for other owner-operated businesses, investors and families.

Primary specialty

Community pharmacy owners

From your first acquisition to the day you hand over the keys. We understand script volumes, GP mix, wages ratios, goodwill lending, lease risk and the capital gains position that decides what your exit is really worth.

Buying a pharmacyStructuringGoodwill lendingBenchmarkingPremises & leaseSecond storeValuationSale & succession

Medical & allied health

GP practices, dental, physio, specialists and clinics — practice structuring, premises, equipment finance and personal wealth.

Business owners & family enterprise

Trading businesses of any kind. Structure, tax, funding, valuation and the succession conversation nobody starts early enough.

Property investors & landlords

Acquisition, lending, sale and full property management — with the tax and ownership structure handled by the same firm.

Private clients & families

Personal tax, home lending, superannuation, insurance and retirement planning — including for clients who came to us through the business.

The problem worth fixing

Your business is one business. Why is it advised by four separate firms?

Most owners end up with an accountant who has never valued their type of business, a broker who does not understand how it lends, a planner who has never seen the P&L, and a lease conversation nobody is managing. Every one of them holds a partial view.

You are the only person holding the whole picture — and you already have a business to run. We built Hedley Partners so that picture sits with one team.

The usual setup

  • Four advisers, four fee structures, four onboarding processes
  • Tax advice given without knowing the lending covenants
  • Finance arranged without knowing the capital gains position
  • Lease renewals handled reactively, weeks before expiry
  • Valuation done once — at the worst possible moment
  • You repeat your story every single time

Hedley Partners

  • One team, one engagement, one set of numbers
  • Structuring tested against your debt position first
  • Lending shaped around the exit you actually want
  • Premises and lease treated as asset strategy, not admin
  • Valuation tracked continuously, not scrambled for
  • You explain it once
Pharmacy — the ownership lifecycle

Four stages. We work across all of them.

The advice that helps a first-time buyer is not the advice that protects a third-generation owner heading for the door. Here is what each division does, and when. The same framework applies to any owner-operated business.

Buying a pharmacy is a structuring decision before it is a finance one.

Get the entity, the ownership split and the debt structure right at settlement and you protect a decade of tax outcomes. Get it wrong and you spend that decade unwinding it. We sit on your side of the table from the first information memorandum to the day the keys change hands.

“The cheapest fix to a bad structure is the one you make before you sign.”
Accounting
Entity & ownership structuring
Trust, company or partnership — modelled against your income, your family and your eventual exit.
Advisory
Financial due diligence
Script data, GP mix, wages ratios, add-backs and lease risk tested before you commit.
Finance
Goodwill & fit-out lending
Lenders who understand pharmacy cashflow, given a submission that answers their questions first.
Property
Lease & premises review
Term, options, ratchets and make-good assessed as the asset risk they are.

The year-round work that keeps the business defensible.

Compliance is the floor, not the offer. What owners need is a set of numbers they trust monthly, benchmarks that tell them whether 13% wages-to-sales is good or a warning, and a tax position planned in April rather than discovered in October.

“Accounting is our expertise. We’ll take care of it, so you can focus on yours.”
Accounting
Tax planning, not tax reporting
Position modelled before year end, while the levers are still available to pull.
Advisory
Benchmarking & margin review
GP by category, wages ratio, stock turns and dispensary throughput against sector norms.
Accounting
Payroll, BAS & obligations
Award interpretation, super, PAYG and BAS handled so nothing becomes a liability.
Wealth
Personal & business protection
Key person, buy/sell funding and income protection — the cover most owners assume they have.

Growth is a funding question and a property question at the same time.

A second store, a banner change, a refit, or buying the building you already trade from — each moves your debt capacity, your tax position and your eventual sale price simultaneously. We model all three before you commit capital, then arrange the funding to match.

“Owning the premises changes the exit as much as owning the business does.”
Finance
Second-store & expansion funding
Serviceability modelled across the whole group, not siloed per entity.
Property
Premises acquisition
Buying your own site — commercial finance, SMSF considerations and lease-back structuring.
Finance
Refinance & restructure
Facilities reviewed against current rates, covenants and the growth you are planning.
Advisory
Fit-out & capex planning
Depreciation, funding mix and payback assessed before the first quote is accepted.

You will sell, hand over or wind down exactly once. It has to be right.

An exit is decided years before it happens — in how the entity was set up, how the add-backs were documented, whether the lease has term left, and whether the CGT concessions are still available. We work backwards from the outcome you want and manage the transaction when it arrives.

“The value of a pharmacy is set long before it goes to market.”
Accounting
CGT & small business concessions
Eligibility tested early — while the structure can still be adjusted to preserve it.
Advisory
Valuation & sale readiness
Normalised earnings, documented add-backs and a data pack a buyer’s financier will accept.
Advisory
Sale & succession management
Family transfer, staged buy-in by an employee pharmacist, or a full sale — run end to end.

Life after the sale

Why clients move to us

Specialist depth, without the specialist hand-off.

Big firms have the expertise but hand you between departments. Small firms know you but lack the licences. We are deliberately the middle: senior people, full licensing, one relationship.

We start with the numbers

Every engagement opens with a read of your actual position — margin, debt, structure and value. Advice that is not grounded in your figures is just an opinion.

Every decision cross-checked

Before a recommendation reaches you it has been tested against the tax, lending, property and wealth consequences. That cross-check is the whole point of the firm.

We stay for the whole arc

From your first acquisition through to retirement income after the sale. Continuity is worth more than any single piece of advice we will ever give you.

Who you deal with

Senior people. Not a service desk.

You are advised by the partners, not routed to a graduate. The two people who set the strategy are the two people who answer the phone.

Common questions

Before you pick up the phone

No. Most clients start with one thing — usually a finance need or a tax planning session — and add divisions as they see the value. There is no bundling requirement and each division can be engaged on its own.

Yes, absolutely. Pharmacy is our deepest specialty, but we look after medical and allied health practices, trading businesses of all kinds, property investors and private clients. The integrated model is identical — only the sector knowledge changes.

Not at all. We work alongside existing accountants regularly, particularly on lending, premises and valuation work. If your accountant is doing a good job, keeping them is often the right call — and we will tell you if that is what we think.

Twenty minutes, no charge, no documents required. We ask where you are, what is currently frustrating you, and what you want the business to look like in five years. If we are not the right fit we will say so and point you somewhere better.

Yes. Financial advice is provided through Hedley Capital, authorised under MFG Advice Pty Ltd (AFSL 499010). Credit assistance is provided under our LMG accreditation, and real estate services under our Victorian licence. Full details are in the footer.

Twenty minutes. No invoice.

Tell us where you are and we will tell you, honestly, whether we can improve on what you have. If the answer is no, that is a useful thing to know too.
